Well, turns out I was right again and June numbers are better than 2014 yet again. The Ottawa Real Estate Board numbers are out and the number of sales in June 2015 (1,694 units), was an increase of 2.2% over June 2014. Residential homes at -1,420 units, while Condominiums were at-274 units Sold. The five year average for unit sales in the month of June is 1,664.
Average sale price for June 2015 ($382,766), which was an increase of 5% over June 2014. But is down slightly from the previous month.
Cumulative days on market for sold units was 74 days.
New listings taken in June 2015 increased by 7.6% over June 2014
Active listing inventory in June 2015, increased by 9% over June 2014
We are seeing a balanced market on the Residential side of things and more of a buyers market on the condo side.
My suggestion out there for investors is to starting making some moves on low pricing on condo townhomes. These prices won’t stay low for long. I have seen people selling townhomes for the same price they paid 5 years ago!
